Your lease starts in August. The apartment is empty. The furniture store downtown wants two thousand dollars for a sofa and cannot deliver until October.
We are ten minutes from campus and everything on our floor is already here.
Move-in timing
Our grand opening at 60 E Rock St is Saturday, August 15. That is on purpose. It puts a full warehouse of furniture on the floor right before JMU move-in week.
If you are signing an off campus lease, the week before you move is the week to come. The floor is deepest right after a truck unloads and thinnest after a busy weekend. Early is better than clever.
One thing to plan around: during the week we are open by appointment, usually 5 to 8 PM, with the grand opening on Saturday, August 15. Move-in week is chaos, so call or text ahead instead of counting on a walk-in.
Why this works for a student budget
We buy name-brand overstock and major retailer returns by the truckload and sell at 30 to 50 percent of retail. That is not a student discount. It is just what everything costs here.
For rough planning, sofas and loveseats generally land in the low hundreds. Dressers and chests run a couple hundred. Dining tables with chairs are usually under five hundred for the set. Accent chairs, bar stools, end tables and mirrors are often double digits.
Split four ways between roommates, the shared stuff gets cheap fast. One sofa, one dining table, four chairs, a coffee table. That is the common room done for less than a lot of people spend on a single chair.
What roommates should buy together
Sofa or sectional. Coffee table. Dining table and chairs. A TV console. Bar stools if your place has an island.
Buy those as a group and split it. Argue about who takes the sofa in May like everybody else.
What you buy for your own room
A bed frame or headboard. A dresser. A nightstand. A mirror. A desk chair if you can find one you can stand to sit in.
We do not sell mattresses. Frames and headboards yes, mattress no. Buy that one new and buy it somewhere else.

Dorm and desk setup
Dorm rooms do not need much, but what little space you have needs real storage. Desks, lockers, bookcases, and small dressers show up on our floor regularly, and prices on dorm-sized pieces start at $10.
A locker fills in for a closet if your building is short on one. A small bookcase or a set of storage bins covers what a desk cannot hold. Add a desk chair or a compact dorm seat, and the whole setup is done in one trip without spending real money.

Measure before you come
This is the part students skip and regret.
Get the room dimensions. Get the door width. Find out whether there is an elevator or whether you are carrying a sectional up two flights and around a landing. A lot of Harrisonburg apartments have tight stairwells.
Sectionals that come apart into pieces are your friend in a walkup. We have those. Look at sofas and sectionals that fit an apartment and pay attention to the modular ones.
Getting it home
Bring a truck if you or a roommate has one. Our crew helps you load.
If everyone in your group drives a sedan, ask us about delivery. We can usually arrange something locally. Ask when you are paying and we will figure it out.
Do not rent a moving truck for one dresser. Ask us first.
Condition, straight
Overstock means never sold. A lot of it is still boxed. Returns mean somebody bought it and sent it back, often for a reason that has nothing to do with the furniture.
Some pieces have a chip or a scratch. Those are tagged and priced down. Nobody visiting your apartment is going to inspect the back corner of a dresser. Take the discount.
